Ian Palast bought his first home in 1988, while he was still finishing his degree at the University of Iowa. It was meant to be a place to live. Instead it became his first rental, and the lesson that shaped the next three decades: real estate is the most reliable way an ordinary person can build real wealth, if they make the right calls early.
The thirty years since took him through homes in California, Illinois, Iowa, Nevada, and Texas. Some he renovated and resold. Some he flipped fast. Some he lived in and rented later. Some he simply held for the long arc. Along the way he ran a successful restaurant, managed inside sales for an online data exchange, and spent a stretch as a mortgage loan officer. Every one of those chapters taught him a piece of the trade he uses now: the contractor relationships from the flips, the negotiation rhythm from the restaurant, the lender-side math from the mortgage desk.
In 2006 he went full-time on real estate sales and investment in Las Vegas and the greater Clark County area. Today, Palast Realty Group at eXp Realty represents five distinct kinds of client — and Ian considers being able to serve all five at the same level a feature, not a stretch.
Who he works with
First-time buyers. Ian runs a free online masterclass — Las Vegas First-Time Home Buyers Masterclass — that walks new buyers through the five most expensive mistakes he sees in this market. It is the cheapest hour of homework you can do before you sign anything. There is no undo button on a bad purchase, and the right information up front saves the kind of money that buys cars and vacations.
Veterans. Ian has worked extensively with Las Vegas veterans using their VA loan benefits, including a multi-year referral relationship with NewDay USA. Veterans referred to NewDay USA by Ian and the team are eligible for a Lender Credit at closing. Veteran clients get the same step-by-step preparation as anyone else, plus a lender team that already knows the VA process cold. Ian receives no compensation for lender referrals.
Investors and fixer-upper buyers. Ian owns a portfolio across five states. He has flipped, renovated, held, and resold — so when he walks an investor through a property, the math is from experience, not a class.
The 2-Week Cash-Only Listing Strategy
For sellers who need motion in days, not months, Ian deploys a signature 2-week cash-only listing. Instead of opening the market to every buyer who needs financing approval, the property goes live to vetted cash investors only — a list Ian has built across eighteen-plus years of operating his own investment portfolio in five states. Two intense weeks surface the serious buyers and filter out the financing-contingent traffic that drags a normal listing.
It is not the right move for every seller. It is the right move when speed and certainty beat the last 5% on price — tight timelines, deferred-maintenance properties that scare conventional buyers, divorces, estates, relocations on a clock, or anyone who would rather take a slightly lower number now than wait sixty days for an offer that might still fall through. If you have not heard this strategy named outside Ian’s office, that is by design: it is deployed selectively, after a 15-minute call to confirm the property and the situation actually fit.
Luxury buyers and sellers. The valley’s luxury inventory — The Ridges, The Summit, MacDonald Highlands, Ascaya, Lake Las Vegas, Anthem Country Club, Seven Hills — demands a Realtor who can speak the language of comps, builders, HOA covenants, and discreet representation. Ian does, and he does it without theater.
Relocations. Out-of-state and international buyers moving into the valley get the full ground-truth: schools, commutes, water rights, HOAs, what every neighborhood actually feels like at 6pm on a Tuesday. Most of his relocation clients close on something they have only seen through Ian’s video walk-throughs, and most of them refer their next friend.
