Las Vegas luxury real estate is concentrated in nine flagship communities. Together they cover the spectrum: private clubs with closed memberships, hillside custom estates, lakefront Mediterranean villages, and country-club golf gates. The luxury sub-markets in the valley are not interchangeable. Each has a distinct architectural style, builder history, HOA culture, and resale dynamic. The Ridges and The Summit are the modern-architecture flagship at the west edge of the valley. MacDonald Highlands and Ascaya sit on the eastern hillsides looking back across the valley. Anthem Country Club and Southern Highlands Country Club are the established golf-gate communities. Seven Hills sits between the two. Lake Las Vegas trades the desert for water frontage and Mediterranean detailing. Spanish Trail and Spanish Hills are the older established luxury enclaves closer to the 215 corner. The West Side

The Ridges — Howard Hughes Corp’s flagship Summerlin luxury village. Custom homes on lots that back to Red Rock Canyon, private Bear’s Best/Las Vegas-style golf, guard-gated. $2M-$10M typical.

The Summit Club — Discovery Land Company’s ultra-private membership-only enclave inside Summerlin. Tom Fazio golf, $5M+ entry, true private-club discretion.

Red Rock Country Club — Olympic Properties development, two Arnold Palmer signature courses, guard-gated, established luxury at $1.5M-$5M.

Spanish Trail and Spanish Hills — The valley’s older established luxury enclaves. Spanish Trail is the Pardee Homes 1980s-1990s development around a private golf course. Spanish Hills sits adjacent. Both guard-gated, both $900K-$3M.

The Southwest

Southern Highlands Country Club — Olympia Companies’ master-plan, a Robert Trent Jones Jr. private golf course, guard-gated, $1M-$3M typical.

The South

MacDonald Highlands — the Christopher Communities hillside luxury enclave, featuring DragonRidge Country Club. Custom-lot estates from $1M to $8M+, with 24-hour guard gates and elevated views across the valley.

Anthem Country Club — Pulte/Del Webb developed, guard-gated, around an Anthem Country Club golf course. Established luxury at $700K-$2M.

The Lake

Lake Las Vegas (tier-1 city page) — 320-acre privately-built lake ringed by three master-planned villages, two Jack Nicklaus signature golf courses, Mediterranean village core at MonteLago. $400K condos to $5M+ estates.
