Lake Las Vegas sits within Henderson city limits but markets and lives as its own distinct submarket. The defining feature is a 320-acre privately-built lake created in the 1990s on a 3,592-acre parcel originally entitled by developer Transcontinental Properties. The lake is ringed by three master-planned villages, two Jack Nicklaus-designed golf courses (Reflection Bay and SouthShore), and a Mediterranean-themed village core at MonteLago Village. Lake Las Vegas is one of the valley’s most distinctive luxury sub-markets — a 320-acre privately-built lake ringed by three master-planned villages, two Jack Nicklaus and Reflection Bay golf courses, and a Mediterranean-themed core. The three villages
MonteLago Village is the Mediterranean-themed core at the lake’s northwest corner, with the Hilton Lake Las Vegas Resort, the Westin Lake Las Vegas, the Casino MonteLago footprint (now repurposed), restaurants, retail, and waterfront condos. Living here is the closest experience to a European lakefront village the valley offers.
SouthShore is the established luxury-home village on the lake’s south side, with custom and semi-custom estates, gated entry, and the SouthShore Country Club Jack Nicklaus signature course. Lots range from waterfront to elevated view sites. Inventory turns slowly — many SouthShore homeowners are long-tenured.
Reflection Bay sits at the northeast corner. The Reflection Bay Golf Club is the other Nicklaus design. Home types include single-family custom, smaller estate homes, and waterfront condos. Reflection Bay attracts a meaningful snowbird population — expect lots of out-of-state license plates in winter and emptier streets in summer.
Lifestyle
The lake supports paddleboards, kayaks, electric boats, and small sailing craft. No motorboats above a low horsepower limit — the lake is calm by design. Multiple restaurants front the water at MonteLago. The Westin and Hilton resorts have day-pool access for residents. Las Vegas Strip is 25-30 minutes away. Henderson retail (The District at Green Valley Ranch, Galleria at Sunset) is 15-20 minutes.
Price ranges
Q1 2026 aggregator data shows Lake Las Vegas overall median in the $625K-$687K band across condo and single-family product. The market is genuinely a wide band by product type: MonteLago Village condos start around $400K. Reflection Bay single-family condos and smaller homes run $500K-$1M. SouthShore custom estates trade $1.2M-$5M+. Waterfront lots and homes command meaningful premiums — plan on $2M+ for a meaningful waterfront single-family residence.
