The Ridges is the flagship luxury village inside the Summerlin master-plan, developed by The Howard Hughes Corporation in the early 2000s on a 1,200-acre parcel backing directly to Red Rock Canyon National Conservation Area. The character is contemporary-luxury, custom-built, and view-driven — every site in The Ridges either looks at Red Rock or looks across the valley back toward the Strip.
The community is built around the Bear’s Best Las Vegas golf course (currently closed and undergoing redesign as of recent market cycles — current status varies, check with the HOA). Custom homes are the standard, with a minimum-architecture-review process administered by the Howard Hughes design committee. Builders include Christopher Communities, Blue Heron, Lake West, and a roster of high-end custom firms working lot-by-lot. Architectural style trends contemporary-modern, with strong horizontal lines, expansive glazing, and stone-and-stucco palettes that read the desert rather than fight it.
Lots range from quarter-acre to over an acre. HOA fees run approximately $250-$400/month for the master association, with sub-community HOAs in selected enclaves on top. Q1 2026 reference data per GLVAR aggregator: median sale price in The Ridges was $2.95M, up 6.4% YoY, with active inventory averaging 38-46 homes and 47 days median DOM. Resale prices typically run $2M to $30M+, with with custom estates on Promontory Ridge regularly trading above $8M with new custom builds. The guard gates are 24-hour staffed; non-resident showings require advance scheduling.
Schools. Palo Verde High School is the public-school anchor and consistently ranks among Nevada’s top public high schools. School ratings: greatschools.org/nevada/las-vegas and niche.com. Many Ridges families also consider Bishop Gorman, Faith Lutheran, or The Meadows School for private alternatives.
Lifestyle. Red Rock Canyon is 5-10 minutes from any Ridges home — Calico Basin, Lost Creek, Ice Box Canyon, all accessible from the west edge of Summerlin. The community has its own private amenity center, parks, and trail connections into the broader Summerlin trail system. Downtown Summerlin (shopping, dining, Las Vegas Ballpark) is 10 minutes away. Harry Reid International Airport is 25-30 minutes.
