The Summit Club is the most private residential community in the Las Vegas valley. Developed by Discovery Land Company (operators of similar membership-only communities in Yellowstone, Hawaii, Costa Rica, and the Hamptons), The Summit Club sits on 555 acres inside the broader Summerlin master-plan and operates as a membership-only club community. Buyers do not simply purchase a home — they apply for membership in The Summit Club ($150K+ membership initiation typical), which is a prerequisite for residency.
The community is built around a Tom Fazio signature golf course (rated among the country’s top private courses by trade publications) and a 35,000+ square foot clubhouse. Custom homes are the only product type. Architectural review is administered by the club, and the design vocabulary trends contemporary-organic, with stone-and-wood-and-glass palettes that match the desert site. Builders include the valley’s top custom firms working invitation-only.
Lot sizes range from half-acre to over two acres. There is no public MLS listing for many Summit Club properties — the community operates substantially on a private-network and member-referral basis. Resale prices typically run $5M to $25M+ for premier view lots with completed custom homes. The gate is 24-hour staffed; non-member access requires sponsorship and pre-clearance through the club.

Members frequently own homes in multiple Discovery Land communities and rotate seasonally. The Strip is 15-20 minutes; the airport is 25-30.
