Northwest Las Vegas covers the upper-left quadrant of the valley, north of Charleston Boulevard and west of US-95. The character is suburban, family-oriented, with three major master-planned communities and a price band that sits noticeably below Summerlin for comparable square footage. Northwest gives buyers Summerlin-style master-plan amenities at lower entry points, in exchange for a longer drive to the Strip and a slightly less established retail base.

Schools and family life

CCSD again, with several newer elementary and middle schools that the master-plans were built around. Centennial High School and Shadow Ridge High School are the main public high school options. Lifestyle

Mt. Charleston (Spring Mountains) is the northwest’s defining geographic feature. The drive from most Northwest neighborhoods to Lee Canyon ski area or Mt. Charleston’s Cathedral Rock trailhead is 35-45 minutes — the closest snow access in the valley. Floyd Lamb Park at Tule Springs and Tule Springs Fossil Beds National Monument provide closer-in trail and picnic access. The drive to the Strip from a typical Northwest home is 25-30 minutes.

Northwest is a meaningful value play vs. Summerlin. Established Centennial Hills resale starts in the high-$300Ks. New construction at Skye Canyon runs $500K-$800K.
