Differences are at the street and lot level: a Peaks home on a south-facing lot with mountain views can run 10-15% above a comparable Cliffs home on a flatter interior site. Median days on market is 30-60 in normal cycles. The buyer pool skews to intra-valley move-up families, with relocation buyers (often from California) representing a steady 25-35% of transactions. Most homes are sold to owner-occupants. Renovation work has been heavy in The Peaks since the 2010s — homes that have been updated to open-concept living, contemporary palettes, and updated baths typically command 8-12% premiums over non-renovated comparable square footage. Single-story plans on standard lots are scarce and command premiums when they list.
