The Vistas is one of Summerlin’s established family-targeted villages, developed in the late 1990s through mid-2000s on the western side of the master-plan. The character is single-family-detached, family-oriented, with mature trees and the parks-and-trails layout that Summerlin built its reputation on. For families looking for established Summerlin amenities at price points meaningfully below The Ridges or Red Rock Country Club, The Vistas is a primary target.
Builders included a roster of national firms working in production-home formats — KB Home, Pulte, Ryland (now Lennar), and others rotating through during the build-out. Architectural style trends traditional-southwest, with stucco exteriors, tile roofs, and the desert-landscaping standard the Summerlin design committee enforces.
Lot sizes typically run 6,000-9,000 square feet. Home sizes range from approximately 1,800 to 4,000 square feet. HOA fees run approximately $80-$140/month at the master level. Resale prices typically range $550K to $900K, with newer renovations and larger plans at the upper end.
