Sun City Summerlin

Sun City Summerlin

Del Webb's pioneer 55+ in Las Vegas. 7,700+ homes, three golf courses, four rec centers.

Sun City Summerlin is Del Webb’s pioneer 55+ master-planned community in Las Vegas. Construction began in 1989, and by build-out the community totaled more than 7,700 homes across multiple sub-villages. It remains the largest 55+ community in the valley and one of the most amenity-dense 55+ communities in the American Southwest.

Three 18-hole golf courses (Highland Falls, Eagle Crest, Palm Valley) and four recreation centers anchor the amenity package. Each rec center has indoor and outdoor pools, fitness, classes, social programming, and event spaces. The community is structured around the typical Del Webb 55+ model: age covenants (federal 80/20 rule), HOA-funded amenities, low-maintenance landscaping, and home plans built for downsizing buyers.

Home types range from condos and attached townhomes in the lower price band to detached single-family in the upper. Sizes typically run 1,000 to 2,800 square feet. Master HOA fees are approximately $130/month plus sub-community HOA fees on top depending on the specific sub-village. Resale prices typically run $350K (smaller condos) to $700K (larger detached on premium lots).

Schools. Sun City Summerlin is 55+ with limited under-19 occupancy by HOA covenant. School considerations apply only to extended-family visits and rare exception cases.

Lifestyle. Three golf courses, four rec centers, 80+ social clubs, dedicated fitness, pickleball, tennis, swim, and extensive social programming. Red Rock Canyon is 10-15 minutes. Downtown Summerlin retail and the Las Vegas Ballpark are 5-10. The Strip is 20-25.

Frequently asked questions

Is Sun City Summerlin a good 55+ community for new arrivals?
Yes — it’s the most amenity-dense 55+ community in the valley, with three golf courses, four rec centers, and 80+ social clubs. The entry-price band ($350K-$500K for smaller condos and attached) is the most attainable in the valley for 55+ buyers.
What’s the price range in Sun City Summerlin?
Smaller condos and attached townhomes start in the $350K-$450K range. Mid-size detached single-family runs $450K-$600K. Larger detached with premium lots reaches $600K-$700K. Median resale sits around $475K-$525K.
Are Sun City Summerlin homes accessible?
Many are. Del Webb built the community for aging-in-place residents, so single-story plans dominate, doorways are typically wider than standard, and bathroom layouts often accommodate future grab-bar and accessibility retrofits. Newer Del Webb communities push aging-in-place design further; Sun City Summerlin’s older plans vary by specific home.
Do Sun City Summerlin residents have to play golf?
No — many residents don’t golf at all. The community has three courses, but resident participation is membership-optional. Golf membership is sold separately by the country club, not bundled with HOA dues.
