Southwest Las Vegas

Southwest Las Vegas

The fast-growth quadrant between Summerlin and Henderson — new construction, master-plans, and value.

Southwest Las Vegas is the broad zone south of the 215 Beltway, west of Las Vegas Boulevard, and north of the M Resort. It is the fastest-growing quadrant of the valley for new construction over the past decade. Where Summerlin is mature and finished, Southwest is still building. That has real consequences for buyers: more new-construction options, more incentive leverage from builders, lower median-age neighborhoods, and a price band that runs meaningfully below the established west-side master-plans.

The community lineup includes Southern Highlands Golf Club (the area’s established luxury master-plan, with guard gates and a private Robert Trent Jones Jr. golf course); Mountain’s Edge (the largest active master-plan in the area, 3,500+ acres, multiple builders, parks-and-trails layout); Rhodes Ranch (golf-course community with a Ted Robinson design); Spanish Trail and Spanish Hills (the older guard-gated luxury enclaves closer to the 215 corner); The Lakes (the established water-feature community with the central man-made lake); and Spring Valley (the larger established neighborhood north of the 215 with older inventory and the best per-square-foot value in West Las Vegas).

Schools and family life

CCSD again. Several Southwest elementary and middle schools have been newly built in the last decade as the area filled in. Sierra Vista High School and Liberty High School are the main public high schools. The Meadows School (private K-12) and Faith Lutheran (Summerlin-adjacent) are options for families who want private. School quality data is at greatschools.org and niche.com.

Lifestyle

Southwest is the trailhead for hikes into the southern McCullough Range and the route to Sloan Canyon. The drive to the Strip is 15-20 minutes, the airport is 10-15. The 215 Beltway loop makes commuting to Henderson, the airport, or Summerlin straightforward. Mountain’s Edge and Southern Highlands both have extensive on-master-plan trail systems.

Price ranges

Southwest is one of the best entry-point markets in the valley for new construction. Newer single-family homes start in the high-$400Ks and run to $900K-$1M+ at Southern Highlands. Spanish Trail and Spanish Hills estates trade $900K-$3M. Spring Valley resale starts under $400K for older condos and townhomes. Mountain’s Edge new construction is the most active category, with multiple builders competing. Always check current builder incentives — the floor here moves quarterly. Frequently asked questions

Is Southwest Las Vegas a good area for new construction?
Yes — it’s currently the most active new-construction quadrant of the valley, particularly Mountain’s Edge, Inspirada-adjacent Henderson border zones, and Southern Highlands expansions. Multiple national builders compete here, which means buyers can negotiate incentives, rate buydowns, and upgrades.
What’s the price range in Southwest LV?
Southwest is a wider band than Summerlin. New-construction single-family starts in the high-$400Ks, established resale in Spring Valley starts under $400K, and luxury at Southern Highlands or Spanish Trail can reach $1.5M-$3M. Median sits roughly $550K-$700K for typical move-in-ready resale.
How long is the commute from Southwest LV to the Strip?
15-20 minutes for most Southwest neighborhoods, depending on which arterial you take. The 215 Beltway is the time-saver. Airport is 10-15 minutes.
Are there guard-gated communities in Southwest LV?
Yes — Southern Highlands Golf Club, Spanish Trail, Spanish Hills, and selected Rhodes Ranch enclaves all have 24-hour gates. The Lakes has a manned-entry community center but is not strictly guard-gated.
