It comes with HOA cost (typically $250-$500+/month vs $80-$150 for a comparable non-gated community), tighter resale dynamics (you can only show the home to buyers who pass guard verification), and a buyer pool that skews older, wealthier, and more privacy-conscious. For sellers, the right Realtor on a guard-gated listing is non-negotiable — access logistics alone require someone who knows the communities cold.

Seven Hills (Henderson) and parts of Henderson’s newer enclaves (Ascaya particularly) operate with controlled-access but not 24-hour live staff — the line between “guard-gated” and “private community with gates” matters for some buyers more than others.
